The Best UK Property Websites in 2026: Where to Search for Your Next Home

Searching for a property in Britain once meant visiting local estate agents and checking the property pages of the local newspaper. Today, buyers and tenants can explore thousands of homes from their phones, receive instant alerts and research prices before arranging a viewing.

But there is no single website containing every UK property for sale or rent.

Rightmove, Zoopla and OnTheMarket all carry substantial numbers of listings, but their inventories overlap rather than match completely. Regional portals, estate-agent websites and direct applicant databases can reveal further opportunities.

For the widest possible choice, serious property seekers should use more than one website. Here are the most useful places to begin in 2026.

The leading UK property websites at a glance

Website Coverage Particularly useful for
Zoopla Nationwide Property searches, valuations, sold prices and homeowner research
OnTheMarket Nationwide Sales and lettings searches, including early-release and exclusive properties
Rightmove Nationwide The largest overall portal audience and extensive property stock
PrimeLocation UK and international Prime, higher-value and overseas property searches
s1homes Scotland Additional focus on the Scottish sales and rental markets
PropertyPal and Propertynews Northern Ireland Regional property searches in Northern Ireland
Estate-agent websites Local or nationwide Direct listings, applicant registration and occasional off-market opportunities

This is not a ranking. Each website serves a slightly different audience, and the best choice depends on the location and type of property being sought.

THE BEST PROPERTY WEBSITES IN THE UK LIST:

Zoopla Property Website

1. Zoopla (www.zoopla.co.uk)

Zoopla is one of the UK’s leading property platforms, carrying homes for sale and rent throughout Britain.

Its strength extends beyond property listings. Users can research estimated values, previous sale prices, local market conditions and affordability. Homeowners can also track their property and monitor how its estimated value changes.

In May 2026, Zoopla reported that more than six million homeowners were using the platform to track the value of their homes. This gives Zoopla an audience that includes active buyers and tenants, as well as homeowners who may be preparing for their next move.

Useful Zoopla features

  • Nationwide property searches
  • Email and app alerts
  • Sold-price information
  • Property-value estimates
  • Local market data
  • Affordability and mortgage tools
  • Travel-time searches

What to remember

Zoopla has extensive national coverage, but it does not contain every property on the market. It should form part of a wider search rather than being the only website an applicant checks.

2. OnTheMarket (www.onthemarket.co.uk)

OnTheMarket is a major national portal backed by CoStar Group, an international property data and online marketplace company.

It offers sales, lettings and new-homes searches together with map tools, instant alerts, sold-price information, property tracking and local area insights.

OnTheMarket reported in July 2026 that it had carried more available UK residential listings than Zoopla during the period it measured from March to August 2026.

The comparison was based on third-party and internal data published by OnTheMarket, but it illustrates how significantly the portal has grown.

Only With Us properties

One of OnTheMarket’s most distinctive features is “Only With Us.” Participating agents can release properties on OnTheMarket at least 24 hours before advertising them on Rightmove or Zoopla.

Some agents keep particular listings exclusive to OnTheMarket for longer or permanently. This means an applicant who checks only Rightmove can miss homes that are already available elsewhere.

Useful OnTheMarket features

  • Nationwide sales and rental searches
  • Early-release and exclusive properties
  • Instant property alerts
  • Map-based searching
  • Sold-price and property-history information
  • Local price and rental insights
  • Area-comparison tools

What to remember

OnTheMarket is no longer a small alternative portal. It has substantial property stock and continued investment behind its search experience and consumer marketing.

3. Rightmove (www.rightmove.co.uk)

Rightmove remains Britain’s largest and most recognised property portal. It has extensive property stock, strong consumer awareness and a considerable national audience.

In its results for the first half of 2026, Rightmove reported that it accounted for a substantial majority of the time consumers spent on the leading portals. It also reported carrying around seven in ten vendor instructions.

Those figures demonstrate Rightmove’s reach, but they also show that it is not the complete market. If approximately seven in ten vendor instructions appear on Rightmove, a meaningful proportion are marketed through other routes.

Useful Rightmove features

  • Extensive UK sales and rental searches
  • Strong coverage across locations and property types
  • Saved searches and instant alerts
  • Map and travel-time tools
  • Asking-price and market reports
  • A familiar and widely used interface

What to remember

Rightmove’s size makes it a useful search tool, but buyers and tenants who use it exclusively may miss early-release, exclusive and off-market properties available elsewhere.

4. Prime Location (www.primelocation.co.uk)

PrimeLocation is particularly associated with prime residential property, higher-value homes and international searches.

It can be useful for applicants looking at the upper end of the market or comparing British property with overseas opportunities. However, its stock may overlap with listings found through larger portals and participating agents.

As with every property website, availability depends on which agents supply listings to the platform.

5. S1 Homes (www.s1homes.com)

Scotland has its own property systems, terminology and regional search habits. Alongside the national portals, s1homes provides a dedicated place to search for Scottish homes for sale and rent.

Applicants moving within or relocating to Scotland should check national and regional websites. Depending on the area, local solicitors and estate agents can also play an important role in bringing property to market.

6. PropertyPal + Propertynews
(www.propertypal.com) (www.propertynews.com)

PropertyPal and Propertynews are established regional search options for homes in Northern Ireland.

People searching there should not assume that the websites most widely used in England, Scotland or Wales will automatically provide the best local coverage. Using Northern Ireland-focused portals together with local agents can produce a more complete picture of availability.

7. Estate-agent websites and applicant databases

Property seekers sometimes overlook an agent’s own website. That can be a mistake.

An agent may promote a property directly before it reaches a larger portal. Agents can also hold lists of registered buyers and tenants who receive details as soon as a suitable instruction becomes available.

Registering directly with relevant agents can give applicants access to:

  • Forthcoming properties
  • Early viewing opportunities
  • Changes in price or availability
  • Properties returning to the market
  • Discreet or off-market instructions
  • Local knowledge not included in a portal listing

Emoov also operates its own nationwide property search alongside the listings distributed through its portal partners.

Why don’t all property websites show the same homes?

Property portals do not own most of the homes advertised on them. Their listings are supplied by participating estate agents, letting agents and developers.

Each agent chooses which services to purchase and where to distribute its properties. As a result:

  • Some agents advertise on all three major portals
  • Some select only one or two
  • New properties may appear on one website before another
  • Some listings remain exclusive to a particular portal
  • Agent websites may publish properties directly
  • Some homes are marketed without appearing on any major portal

The overlap is considerable, but it is not complete. There is no single website containing every home available in Britain.

Should buyers search every property website?

Checking every property website every day would be unnecessary and time-consuming. A better approach is to use a small combination of relevant platforms and automate as much of the search as possible.

We recommend:

  1. Creating matching alerts on Zoopla and OnTheMarket.
  2. Checking Rightmove if you want the widest possible overview of portal stock.
  3. Using an appropriate regional portal when searching in Scotland or Northern Ireland.
  4. Registering directly with agents covering the target area.
  5. Following relevant agents on social media.
  6. Reviewing new listings promptly when an alert arrives.
  7. Keeping evidence of your finances or current position ready so you can act quickly.

Buyers and tenants do not need to be loyal to one website. The objective is to find the right home.

Does a seller need to appear on every portal?

Maximum distribution can increase potential exposure, but being on every possible website is not a guarantee of success.

What matters is whether a property reaches a sufficiently large and relevant audience—and whether the advertisement gives that audience a reason to respond.

A poorly presented or overpriced property will not automatically succeed because it appears on more websites. Conversely, a sensibly priced and professionally presented home advertised through credible national platforms can attract genuine buyers or tenants.

Sellers and landlords should assess:

  • The quality and reach of the selected websites
  • How their property will be presented
  • How the asking price or rent has been established
  • How quickly enquiries will be handled
  • Whether applicants will be qualified
  • How viewings and feedback will be managed
  • What support is provided after an offer is accepted

Portal coverage is important, but it is one part of the marketing service.

Price and presentation turn exposure into action

Property portals provide visibility. The listing itself has to create interest.

Price

Applicants commonly search within strict price ranges. If the asking price is above the range used by the most likely buyer or tenant, the property may not appear in their results at all.

Main photograph

The first image competes with every comparable property on the results page. It must be bright, clear and representative of the home.

Supporting photographs

A logical sequence of good-quality images helps applicants understand the space. Dark, cluttered or repetitive photographs can reduce interest.

Floorplan

A floorplan explains how rooms connect and whether the layout suits the applicant’s needs. It often answers questions photographs cannot.

Description and material information

The listing should highlight genuine advantages while making important facts easy to find. Accuracy builds confidence and reduces wasted enquiries.

Enquiry handling

Even strong marketing can fail if enquiries receive slow responses or viewings are difficult to arrange. The work continues after the listing is published.

Emoov’s current approach to property advertising

Emoov was created to give sellers and landlords an affordable and transparent alternative to traditional percentage-based estate agency.

The commercial cost of advertising on Rightmove has continued to rise. Rather than build that cost into every package and pass it on to customers, Emoov has chosen to focus its standard portal marketing on Zoopla, OnTheMarket and Emoov.

Rightmove remains the largest portal and can provide additional exposure. Our decision does not deny its audience. It reflects our belief that an affordable estate agency service should not be controlled by the price charged by one advertising platform.

We believe our customers’ money is better focused on a complete campaign combining:

  • Credible national exposure
  • Realistic pricing
  • Strong photography and presentation
  • Accurate property information
  • Quick delivery of enquiries
  • Practical human support
  • Effective management of viewings, offers and progression

It is not simply where a property appears that determines the result. It is how that property is priced, presented, promoted and managed.

Final thoughts

The best UK property website depends on what you need.

Rightmove offers the largest overall audience. Zoopla combines nationwide listings with strong homeowner and research tools. OnTheMarket provides substantial stock, modern search features and access to properties that may appear there before—or instead of—other portals. Regional websites and agent databases add further choice.

For buyers and tenants, the sensible approach is to search across several sources and set up alerts.

For sellers and landlords, the priority is to reach a credible audience with a property that is priced sensibly, presented professionally and supported by an effective service.
