Emoov Letting Add-Ons

Our Add-Ons

Emoov offers a range of optional letting add-ons that support compliance, tenant selection, income protection and property management. Landlords can select the add-ons that suit their letting needs and add them at any stage through the Emoov dashboard.

What Are Emoov Letting Add-Ons and How Do They Work?

Tenancy Agreement
This add-on provides a fully compliant tenancy agreement, personalised to your property and electronically signed by all parties.

Tenant Referencing
This add-on helps assess prospective tenants through affordability checks, credit history and suitability screening before a tenancy is agreed.

Energy Performance Certificate (EPC)
This add-on provides a valid EPC, which is required by law to advertise a rental property. EPCs last for 10 years.

Gas Certificate
This add-on covers a valid Gas Safety Certificate, required by law for properties with a gas supply. Certificates last for one year.

Property Details
This add-on covers the preparation of your property listing, including photos, key features, a property description and room details, helping attract suitable tenants and reduce unnecessary enquiries.

Rent Guarantee (no excess)
This add-on provides protection if a tenant fails to pay rent, with no excess to cover, offering greater income security.

6.5% Property Management (without Rent Guarantee)
This add-on provides day-to-day property management support without rent protection included.

10% Property Management (with Rent Guarantee)
This add-on combines full property management with rent protection, designed for landlords who prefer a more hands-off approach.

Initial Rent Collection and Deposit Registration
This add-on covers the legal setup of the tenancy, including rent collection and deposit handling. Once a tenant is agreed, the first month’s rent and deposit are collected and the deposit is registered with the DPS.

Do I Need All Of The Add-Ons?

No. All Emoov letting add-ons are optional.

Some landlords only require specific compliance or tenant checks, while others prefer full property management and rent protection. Add-ons can be selected based on your experience, property type and level of involvement.

Can I Add Add-Ons Later?

Yes. Letting add-ons can be added at any time through your Emoov dashboard. This allows you to respond to tenant demand, compliance deadlines or changing circumstances without relisting your property.

Summary

Letting add-ons help landlords meet legal requirements, protect rental income and let their property with confidence.
