Key Features

  • Private Thames Island Chalet with Mooring – A Riverside Retreat Near London

Full Description

An opportunity to acquire a detached chalet on Garricks Ait, the quietest and most secluded of the residential islands on the Thames. With a private mooring, beautiful river surroundings and a unique waterside lifestyle surrounded by nature, this characterful home offers tranquillity, community and direct access to the river, all within easy reach of London and the amenities of Hampton and Hampton Court including shops, cafés, railway stations and excellent road links. Whether watching rowing crews glide past, launching a kayak or paddleboard from the island, or simply enjoying the changing light across the water, life here is shaped by the rhythm of the Thames. While Garricks Ait feels delightfully secluded, the mainland is only minutes away. The chalet itself is bright, welcoming and full of character, offering comfortable accommodation ideally suited as a permanent residence, weekend retreat or inspiring work-from-home base. Every aspect of the property is enhanced by its remarkable setting, creating a home that feels both private and connected to the natural world. A private mooring up to 38 foot forms part of the property, providing direct access to the river and adding to the appeal for boating enthusiasts and those who enjoy an active outdoor lifestyle. The island community is well established, offering a rare combination of privacy, neighbourliness and security. Open-plan living area comprises lounge, dining area and kitchen. Large floor to ceiling windows and sliding doors maximise the view of the river and Garricks Temple opposite. Steps lead down from the decking outside the house to the garden which reaches the waters edge. There is a dinghy dock for a small boat, and a 32 ft mooring if a larger boat is to be moored too. Without the use of the dinghy dock, there is room for a 38 ft boat. There is storage behind the dinghy dock, currently housing 2 kayaks, a shed, and a vegetable patch. Access to the island is only by boat. I have a boat with an electric engine for the summer which I will provide with the house, but a petrol engine will be required in the winter months, when there is more current. A ferry service operates from both banks from Easter until the clocks change in the autumn. There is unrestricted parking on both banks. Plenty of walking space on both banks, with Bushy Park to the North and Hurst Park to the South. It is easy walking through Bushy Park to Hampton Hill, Hampton Wick, Kingston and Teddington. Garricks Ait is a community of 24 homes. The island has mains water and sewage, gas, electricity and broadband. Council tax Band A is paid to Elmbridge Borough Council. There are communal rubbish and recycling bins located in the car park at Hurst Park. The house was built in 1990. It was purchased in 2016 by the current owner, after which it was extended and modernised. Vacant possession and no chain.
